The decision to expand operational space is one of the milestones in the development of any enterprise. Entrepreneurs then face a strategic dilemma: should they look for opportunities on the secondary market, or enter into an investment process of building from scratch? This choice determines not only the current cash flow but, above all, logistical efficiency and operating costs for the coming decades.

The secondary market: apparent savings and real risks

 

Purchasing an existing facility is primarily tempting due to the vision of immediately commencing operations. However, a „used” hall is often a set of hidden limitations that can block the development of a modern production line.

 

„Material fatigue and corrosion

 

Older steel structures, particularly those erected in the 1990s or early 21st century, may harbour structural defects. Microcracks in welded joints or centres of corrosion beneath layers of old paint are not merely an aesthetic problem, but primarily a matter of structural safety and roof load-bearing capacity (important, e.g. when installing photovoltaic systems).

 

Dramatic energy performance

 

Modern insulation standards (WT 2021) differ drastically from those of years ago. A second-hand property, built with old sandwich panels or – even worse – trapezoidal sheeting with wool, can generate heating costs as much as 40-60% higher. With current energy prices, the difference in loan instalments for a new hall is often offset by savings on the heating medium itself.

 

Technological and legal limitations

 

Modern logistics requires space. Old halls often have densely spaced support columns, which prevent the free movement of forklifts or the installation of wide technological lines. Documentation can also prove to be a problem. The lack of an archived structural design is the most common barrier when attempting to modernise or extend an office. Without it, obtaining permission for reconstruction is a lengthy and costly process (requiring surveys and expert reports).

 

Building from scratch: the foundation of your success

 

A greenfield investment, meaning starting from scratch, allows for the perfect adaptation of the facility to the technological process. However, for the process to run smoothly, the investor must take several aspects into consideration.

Geotechnical surveys are necessary before heavy machinery enters the site. The load-bearing capacity of the ground directly affects the foundation's structure. In modern steel construction, foundation piles with precise anchor cages are usually used, which allows for concrete savings compared to traditional strip footings.

Each plot is covered by a Local Spatial Development Plan (MPZP) or requires Development Conditions (WZ). These specify, amongst other things, the permissible height of the building, the roof geometry and the percentage of the plot that may be built on. By designing a hall from scratch, we can be certain that the building will be fully compliant with the law and optimised in accordance with fire safety regulations.

 

Why does steel come out on top against traditional brickwork?

 

The choice of technology often determines the final project budget. When comparing steel halls to brick buildings, we notice three key advantages:
